Bright.AI delivers AI-powered operations that help critical infrastructure teams boost productivity and resilience. The company was on an explosive growth curve and needed a Silicon Valley headquarters that could scale with rapid hiring while strengthening recruiting credibility in an ultra-competitive talent market. BellCornerstone led strategic site selection and negotiated a phased lease securing long-term space control while aligning costs with real hiring and deployment timelines.
In this market, overcommitting to space or choosing the wrong location can drain capital and slow growth, so the solution had to balance future control with near-term financial discipline. The search was further narrowed by drone-use requirements and the need to position Bright.AI directly within its true technology peer ecosystem — making this a high-risk, non-commodity assignment where location, structure, and landlord flexibility were mission critical.
The BellCornerstone Approach
Over four weeks, BellCornerstone evaluated 40+ properties across Palo Alto, Menlo Park, Redwood City, Newark, and San Carlos. Tours were structured into two intensive site-selection sessions, resulting in 20+ property tours and enabling real-time market comparison.
Early in the process, several markets were eliminated due to flight path and drone-use risks, operational constraints, or misalignment with Bright.AI’s talent and peer positioning strategy. BellCornerstone verified these risks directly rather than relying on assumptions. Ultimately, only Menlo Park and Palo Alto aligned with Bright.AI’s talent strategy, brand positioning, and long-term growth narrative — placing the company directly among its peer group, where credibility is assumed and recruiting conversations start easier.
The Result
BellCornerstone secured a 26,897-square-foot, full-building Palo Alto headquarters under an extremely tight deadline during explosive company growth. Bright.AI needed immediate space in a specialized submarket reinforcing its brand and tech credibility. Despite limited inventory and intense competition, BellCornerstone delivered the right building, in the right location, on schedule.
BellCornerstone reduced total base rent by approximately $1.13M from initial proposal to execution while structuring staggered lease and rent commencements that dramatically lowered first-year cash outlay. The structure allowed Bright.AI to occupy its largest operating suite (≈15,000 SF) on day one while initially paying rent on only the smallest suite. The deal included approximately $250,000 in free rent and roughly $850,000 in tenant improvement allowance, with the ability to convert excess allowance into additional free rent.
